What surprises Midwest buyers the most
Once the search starts, a few Florida specifics tend to catch people off guard. Knowing them ahead of time keeps the process calm.
Insurance and hurricane prep come first. Florida insurance works differently than most of the country: wind coverage is built into a standard homeowners policy, while flood insurance is a separate policy, and if a home sits in a FEMA-designated flood zone, your lender will require flood coverage before closing. We check flood maps during the search, not at the closing table, so the insurance numbers are part of your budget from day one. Most buyers also get used to a quick hurricane-season checklist, from shutters or impact glass to a generator, and it becomes second nature fast.
HOA communities are the norm here, not the exception. Many of the best-maintained neighborhoods, golf communities, and gated areas have a homeowners association with monthly dues and rules. That is not a bad thing: it is often what keeps the streets, landscaping, and amenities looking the way they do. Just know the dues and the rules before you fall in love with a house.
