Conventional: the everyday default

The most common loan, with fixed or adjustable terms and down payments starting around 3% for qualified buyers. If your credit is solid and you want a straightforward process, this is usually where the conversation starts.

FHA: a smaller down payment, more forgiving credit

Insured by the FHA, with down payments as low as 3.5% and credit rules that are easier to meet. For first-time buyers, this is often the smartest first step.

VA: zero down for those who served

Eligible veterans, active-duty service members, and surviving spouses can buy with 0% down and no private mortgage insurance. It is one of the strongest benefits our veterans can use, and we will tell you straight if you qualify.

USDA: zero down off the beaten path

Zero-down financing on eligible properties in designated rural and suburban areas around Southwest Florida. It is a quiet option many out-of-state buyers never hear about, and it fits more addresses than you might think.

Jumbo and refinance

Jumbo loans cover waterfront, Gulf-side, and luxury homes above conforming loan limits, with underwriting that understands premium properties. For current owners in Florida or Ohio, refinancing covers rate-and-term, cash-out, and streamlined options where they apply.
